Dear Trappers Ridge Homeowners:
In 2021, your assessments will increase to the levels shown in the document “Statement of Assessments.” listed under the 2021 Assessments heading on this page. Increasing dues is not something we do frivolously. We strive to be good stewards of the Association’s money…your money.
This year we were struck by, yet another, severe windstorm. Along with the losses from the May 2019 storm and our ongoing work to remove diseased and dying trees, we have lost more than seventy-five trees. These losses come as a result of a mature landscape and trees that have reached the end of their lifespans. They are vulnerable to disease and high winds and either we or future storms will take them out.
Both this year and last, we have been able to cover all of the clean-up costs using only our annual operating funds. Some critical projects have been put on the back burner, but will have to be planned for in 2021. The cost of these projects, along with the planting of 50 new trees has been built into the 2021 budget. It will provide the necessary financial resources to keep Trappers Ridge a green and shady oasis.
I am confident in saying our 2022 budget will provide relief and the assessments will be less. We hope you will find our approach to be reasonable.
